Paramount Development and EYA plan to develop an approximately 4.09-acre site in Washington, DC located in the eastern quadrant of the intersection of South Dakota Ave, NE, and Riggs Rd,NE. Paramount Development and EYA hold title to 2.36 acres of land from DMPED, they are also the contract purchaser of the remaining 1.73 acres of land currently held by JBG Investment Fund VII, LLC. EYA/JBG development plan includes 85-market rate and 5 ADU townhomes on a portion of the site and an approximately 80,000 SF mixed-use building that includes one level of ground floor retail below three levels of rental apartments all above a single level of below-grade parking(50+/- spaces). The LDDA with the District requires that the building include no less than20,000 GSF of retail and that the residential portion includes at least 30 homes affordable to seniors.
